Footing for the foundation stem wall has now been dug and lot has been surveyed for house. Next up is forming the footing walls near the pool and garage areas and adding the rebar for inspection. Goal is to have footing walls and rebar in by early to mid-next week with a call for inspection by the end of the week. If all goes well (does it ever?) then it may be possible to pour by end of week or first of the following week. Once poured the new stem wall can be built which is also scheduled for the week of the pour.
Backfilling and Creating Upper-level Pad
The last two weeks have been spent finishing walls and bringing in truckloads (and truckloads and truckloads) of dirt for filling the pool area and for house foundation pad. This had to take place before the font of house foundation footing could be dug and font stem wall built. Still waiting on final survey before the front wall (over 120 feet of wall) can be built. Materials for front wall footing are on site. New dirt had to be trucked in for foundation as existing dirt did not pass compaction testing. Existing dirt was used as fill dirt for backfilling walls.
Finishing Excavation for House Pad
Excavation for house pad should be complete by end of weekend or by early next week at the latest. Request for surveyors has been made which -depending on the surveyor’s schedule- should be completed by the end of next week or early the following week. Once surveyed, the house footings can be dug, foundation can be formed, and plumbing can be added. This should take around two weeks. Once foundation is formed and plumbing is complete, the foundation can be inspected. Once the foundation passes inspection the pad can be poured (one day) and construction on the house can begin. With this schedule -and no unforeseen delays- framing the house should begin towards the end of October on early November.
Pour and Build
As per the schedule set out in the last post, the rebar for the footing and inspection was completed last week and the pour and second upper wall were completed this week. Excavation is next to be scheduled to prep for the house foundation.
Ready for New Walls
Rebar for second walls will be completed for inspection this week and possibly pour. Heat (average 108) and rocks (average very hard) certainaly slowed the process. However, all footings are now ready for inspection. If not poured this week than early next week. Building of second walls will start by mid to end of next week and should be completed within a week of starting.
These Were Serious Rocks
These were some serious rocks to be removed before the next wall could be built. A special, larger cat had to be brought in to do the job. What should have taken a day took almost a week. But, the worst is over and the next wall is just about ready to be built.
Blockfill, Backfill and More Blocks
Back wall has been filled with concrete on schedule. Back wall has been backfilled with dirt on schedule. New grading is underway as per schedule. Next wall should start this next week after surveyors confirm locations and elevations. Blocks are sitting patiently awaiting their moment to have purpose.
Back Wall Poured and Sealed
The upper back wall was poured at the beginning of the week and was then sealed at the end of the week. Once this wall has been backfilled, and once excavation for the second wall is completed (over the next week or so) then work on the second back wall can start.
